Your Farm Is More Than Land, It's a Legacy
When it comes to selling your biggest investment, experience matters. Brent Shackleton, Broker of Record and Auctioneer, brings over four decades of expertise in both real estate and auction services, a rare combination that gives farm families more options and better outcomes.
Brent works with you and your family to build a personalized selling strategy, offering flexible options to sell both your farmland and its contents. This includes public auction for competitive bidding and maximum value, a tender process for a structured private sale, and traditional MLS listing to reach a wide network of qualified buyers.
Brent has the experience to guide you through every step, with the sensitivity and respect your family’s legacy deserves.
Timing can significantly impact the success of your farm sale, with early spring and late fall standing out as the optimal windows.
A spring sale allows for strategic crop rotation planning and gives buyers time to prepare the land for planting. As the growing season unfolds, farms showcase their full productivity and potential, while favourable weather makes property visits and inspections easier for buyers.
A fall sale, timed after harvest, lets you complete the full growing season and provide buyers with valuable yield data. This also gives buyers time to plan and prepare for the season ahead, resulting in a smoother transition.
While the Terms of Sale for both Auction and Tender methods are the same, the key distinction between them comes down to transparency.
The Auction method is a public process where bidding takes place openly among those in attendance. Buyers can see exactly who they’re bidding against, and the current bid price is visible to all. The seller must then accept the highest bid, subject to reserve.
The Tender process, by contrast, offers a more private approach. Buyers submit their bids without knowledge of competing offers or bid amounts, and the seller retains full discretion over who to sell to. This allows sellers to make their decision away from the public eye, while still comparing offers side by side.
Regardless of which method you choose, both approaches share a fundamental benefit: a level playing field. Every interested buyer has an equal opportunity to purchase the farm, ensuring a fair and transparent process from start to finish.
Selling a farm by public auction can be a highly effective method, offering speed, efficiency, and the potential for competitive bidding that drives real results.
Transparency is at the heart of the auction process. The terms and conditions of sale are clearly established in advance by the seller, with guidance from the auctioneer. Farms are typically sold as is, which reduces the likelihood of unexpected negotiations or contingencies and paves the way for a quick closing. A faster sale means fewer ongoing costs tied to maintaining the property, such as taxes, insurance, and utilities.
Live bidding adds another powerful dimension to the process. Taking place in a public setting, often right at the property itself, the competitive energy of an auction naturally attracts multiple bidders. Every bid is made publicly, buyers experience a fair, transparent, and competitive environment, one that can ultimately drive the sale price beyond expectations.
We carefully evaluate every factor surrounding a potential sale, offering thoughtful consultation and expert advice on the marketing method we believe will best serve the property. That said, the final decision always rests with you, the seller.
Our role is simple: to work tirelessly in your best interests, every step of the way.
Yes! We have successfully sold entire lines of farm equipment on-site, either alongside the farm property sale or as a separate event held at a later date.
